Heritage Home Builders & Austin Tree House proudly showcase our collaborative design and build project anchored right at the edge of a cliff, soaring 120 feet above a flowing river below.

This new 3000-square-foot custom home sits on 10 majestic Texas Hill Country acres with spectacular horizon views.  The house features a state-of-the-art professional music studio, 2 bedrooms, 2 bathrooms, 2 living rooms and kitchen. This project is ADA compliant with a 2-story residential elevator.

“At Cliff’s Edge” features exceptional finishes and high-end mill and metal work. The home includes a full sleeping loft and massive wraparound covered upper deck with panoramic views, a soaring cedar tongue & groove porch ceiling and a decorative, clear cedar, gable truss, also referred to as a gable roof pediment.

The project began in concept as a modest tree house for sunset viewing and wine sipping, but turned into a one-of-a-kind spectacular project, for which we are grateful to have had the opportunity to create and build for our wonderful clients!

This beautiful custom kitchen floods with natural light and features: a farmers sink, propane range, professional hood, gorgeous lighting, decorative tray ceiling and french doors to a backyard OASIS!
This professional music studio was engineered to strict audio professional standards acoustical caulking, Rockwool Safe n’ Sound insulation and 2 layers of overlapping quiet-rock sheetrock. In english: this room rocks!
The first-floor full bath is completely ADA Compliant providing accessibility with a curbless shower and many other features.
One of two living spaces with access to outside deck. And not surprisingly, flooded with light and picturesque nature murals that are actually windows.
This bedroom of wood, glass and tranquility is helped by oversized windows nearing the floor and enhanced by the transom window above that complete the outside mosaic.
One of the two full bathrooms comes complete with clean-look wood, clean white countertop and tiles, a waterfall marble tub that adds an artistic flair. Of course, no need for privacy shade, you’re in the trees.
Welcome to the tree house accessed from main house. Custom metal fabricated bunk beds and spiral stairs to the loft. A sundrenched oasis with plenty of room for a future billiards table and room to play!
The loft lounge complete with storage to fill, is also filled with light and space. And of course, every window seems to have a tree-top view.
The highest point of the living space features a lounging loft with privacy, light and a one-of-a-kind blend of deco, modern and rustic styles all rolled into one.
From the loft, the impressive matching custom metal work spiral staircase leads to the tree house living area below complete with bunk beds that complete the elegant look.
Going up! The elevator goes from the first floor which houses the kitchen, music studio and ADA compliant bathroom. Next stop – tree tops.

This is what treetop living is all about. As Hawks soar by you are surrounded by the sounds, scents and the panoramic masterpiece known as Mother Nature and 120 feet from the river bed below!

From the east looking out west this magnificent structure will guarantee many miles and miles and miles of unobstructed sunsets, memories and family smiles.
